Job Description Legal & General Affordable Homes is currently looking for an Interim Property & Technical Manager to ensure that the end-to-end approach to asset management is robust and delivers the best commercial and quality outcomes to the business and its customers.

For the right candidate, we can offer you £500 p/d inside of IR35 (plus 17.3% Umbrella uplift) to join LGAH on an initial 26-week contract, with the potential for extension/conversion to permanent role, subject to performance and business requirements. The role can be done predominantly remotely , with the understanding that very occasional attendance may be required at the London office (up to once per month for team meetings).

L&G Affordable Homes is a wholly owned subsidiary of Legal & General, tasked with bringing a much-needed increase in the supply of affordable homes through the use of institutional capital to the UK social housing sector. As a business with ambitious plans to scale-up, our growth is rapid, and our model aims to capture and use data digitally to drive service quality and operating efficiency.

Reporting into the Director of Investment and Compliance, you will support them in ensuring the highest levels of tenant/customer satisfaction are upheld . You will do this by preventing property issues from occurring through good planning of preventative maintenance and strong strategic asset management to ensure good quality assets are acquired and used.

Principal accountabilities:
Support the development and implementation of the Asset Management Strategy and lead on the delivery of the annual asset delivery plan , demonstrating an understanding of the levers to pull to influence customer satisfaction and maintain excellent customer service standards.
Lead the technology offer for delivery of an effective end to end property management service for customers and suppliers.
Work across the business to ensure the appropriate levels of asset and component data is captured pre handover from Developers and external stakeholders in the most efficient way possible and work with the Data team to ensure asset data assurance .
Work with the Development team, Contracts team and external partners to ensure asset and component data is maintained and assured through the component lifecycle including repairs and maintenance, servicing, and planned replacement.
Review and assure approach to servicing and planned maintenance proposed and delivered by Management providers and external partners.
Capture, evaluate and review product lifecycles and replacement costs in line with industry and market conditions.
Consider customer insight around quality of home , identifying where greatest value can be delivered and where product improvements can be made.
Monitor performance at asset, building, archetype, contract, and portfolio level and assist in any lessons learned to ensure asset optimisation .
Support the Head of Investment and Compliance work with Finance and the wider business to contribute to Business Planning assumptions for long term asset investment .
Support the Head of Investment and Compliance and Head of Sustainability to consider retrofit works as part of our goal in achieving Net Zero Carbon .
Responsible for the supplier and stakeholder relationships that support the businesses success in this space.
Ensure policy and procedure is effective , up to date and use business assurance techniques to test these regularly.
Develop and oversee control systems to prevent or deal with business continuity and disaster recovery.

Our ideal candidate will be able to demonstrate the following qualifications, knowledge, and skills:
Experienced Property Manager within the residential property management
Strong knowledge of building and property management with the gravitas and authority to be a trusted advisor on these topics.
Relevant property management qualifications , from awarding bodies such as IRPM, RICS, etc.
Embraces technology and innovation to drive better customer experiences and commercial outputs.
People management
Strong technical expertise of the range of products, specifications, costs and product lifecycles in residential housing.
Experience in working alongside large supply chains to influence supplier practices effectively to deliver successful outcomes.
Strong stakeholder management and the ability to communicate and influence both internally and externally, at all levels.
A track record of working in an environment where collaboration, change and process development is ongoing and evolving, with a self-driven entrepreneurial spirit that embraces change and opportunity.
Knowledge and experience of the affordable housing sector and the regulatory environment relating to asset management would be advantageous.
