Maintenance Assistant

LS6

£22k - £25k (DOE)

Full Time – Monday – Friday 9.00am – 5.30pm

(Some flexibility over June/July time during peak)

Due to incredible growth, this reputable, award-winning property developer and landlord with over 50 years rental experience is looking to grow their friendly team in Leeds.

This busy, varied, and interesting role requires the holder of the post to spend a significant amount of time and patience working with tenants, reviewing and investigating maintenance issues with efficiency, sympathy and due diligence.

You may have come from a Lettings or Property background or have an insight to working with the public and thrive on fixing/repairing and offering great solutions.

Your proven track record of accomplishing positive outcomes, understanding issues with sympathy and empathy, yet be driven by a positive and effective solution is what will spearhead your continued success within this professional driven team.

The overall objective for the Maintenance Technician is to ensure that all customer/tenant’s’ needs are met, retaining property reputation, query resolution and that maintenance issues are settled quickly with as little disruption as possible.

The ultimate driver for the department is to retain, resolve and remain a reputable business that leaves a lasting impression that far outweighs any other property letting service within the Yorkshire Region.

Duties & Task

* Reviewing and investigating maintenance issues, checking the history of the property, re-occurring issues and checking with previous contractor if protected with warranty cover.

* Conduct repairs/assess damage/incidents within tenant property.

* Understand and prioritise urgent case, working within SLA’s.

* Liaising with contractors for quotations, parts, scheduling of remedial tasks and co-ordinating with the Maintenance Manager and tenant.

* Navigating snagging issues and completed jobs with main office.

* Scheduling projects with tenants.

* Interim inspections and follow-up, ensuring building/inspections certificates remain up to date.

* Building strong relationships with clients/tenants

* Good housekeeping within warehouse and conscious of low stock items needed daily

Essential

* Previous experience in working within property/maintenance

* Previous trade experience essential but flexible with skillset in specific areas e.g., Joinery/Plumbing/Building etc and being able to relate to tradesmen/contractors

* Must have full driving licence (work van provided)

Desirable

* An understanding of HHSRS (Housing Health and Safety Rating System) would be useful.

* Previous experience of complaint handling, ensuring excellent comms are followed up from the onset.

* An understanding of Hazards and Health and Safety in the workplace, general maintenance, and repairs.

* Ability to work at pace, understand SLA’s and communicate areas of concern or issues with the Maintenance Team

* Excellent eye for detail

* Naturally creative and focussed on query resolution.

* Excellent communication skills, detailing level of work required clearly and concisely

* Ability to log details onto system when jobs complete

* Mindful of cost-effective decisions for the good of the business

* Excellent work ethic with high standards of professionalism in completing jobs

* Considerate of seasonal issues/problems
