Property Manager
Company Overview
Our client is a long-standing property management and Lettings company with a strong presence in the Cheltenham area. They are currently seeking a dedicated Property Manager to join their busy team.
Role Summary
As a Property Manager, you will be responsible for managing a portfolio of properties. Your primary duties will revolve around ensuring the smooth operation of these properties, handling tenant relations, and overseeing day-to-day maintenance.
Key Responsibilities
1. Tenant Relations:
o Communicate effectively with tenants, addressing their inquiries, concerns, and requests promptly.
o Handle tenancy issues, including lease renewals, rent collection, and resolving disputes.
o Conduct property visits and inspections to assess condition and compliance.
2. Maintenance and Repairs:
o Coordinate maintenance and repairs, ensuring timely resolution of issues.
o Organize safety certificates and compliance checks.
o Oversee day-to-day maintenance tasks, such as plumbing, electrical, and general repairs.
3. Lettings and Allocations:
o Allocate rooms to tenants based on availability and suitability.
o Advertise vacant properties and manage the letting process.
o Conduct site audits to ensure properties meet quality standards.
4. Budget Management:
o Assist in budget planning for property-related expenses.
o Monitor rent arrears and take appropriate actions.
5. Documentation and Compliance:
o Maintain accurate records of property details, tenancy agreements, and maintenance history.
o Ensure compliance with relevant legislation and regulations.
Skills
• Excellent knowledge of the property and real estate market
• Strong negotiation skills
• Great management and organisational skills
• Working knowledge of word-processing tools and other relevant computer software, including Microsoft Office
• Working knowledge of financial principles
• Excellent communication skills
• Ability to work well in a team
• Ability to work with minimal supervision
Qualifications and Experience
• Clean UK driving license (required).
• At least 1 year of experience in property management.
• Practical understanding of commercial property management is a plus.
£22,000 - £26,000
Monday to Friday: 8:45am-5:30pm
1 in 3 Saturdays 9:00am-4:00pm
