Role Overview
The Commercial Property Asset Manager is responsible for maximising the value and performance of a portfolio of commercial real estate assets. This role focuses on strategic planning, financial performance, leasing optimisation, and stakeholder management to ensure assets achieve income and capital growth objectives.
Key Responsibilities
Asset Strategy & Performance
- Develop and implement asset management strategies aligned with business objectives
- Monitor financial performance, including income, expenditure, and ROI
- Identify opportunities to enhance asset value (e.g., redevelopment, repositioning, lease restructuring)
- Prepare and manage annual business plans and budgets for each asset
Financial Management
- Oversee cash flow forecasting, budgeting, and variance analysis
- Maximise rental income and control operating costs
- Review and approve service charge budgets and reconciliations
Leasing & Tenant Management
- Work closely with leasing agents to reduce vacancies and optimise tenant mix
- Negotiate lease terms, renewals, rent reviews, and extensions
- Maintain strong tenant relationships to improve retention and satisfaction
- Monitor lease compliance and manage arrears in collaboration with property management
Property & Portfolio Management
- Collaborate with property managers to ensure efficient day-to-day operations
- Oversee maintenance plans, capital expenditure (CapEx), and asset improvements
- Ensure properties meet compliance, health & safety, and sustainability standards
- Conduct regular site inspections and performance reviews
Stakeholder Management
- Manage relationships with advisors, agents, surveyors, and legal professionals
Market & Investment Analysis
- Monitor market trends, rental levels, and competitor activity
- Support acquisition, disposal, or redevelopment opportunities
- Conduct due diligence for transactions and support deal execution
Requirements
- RICS qualified
- Around 3-5 years' experience in commercial property asset management
