The role of Senior Quantity Surveyor is suited to an individual driven by high standards, someone who has a proven record in taking projects through the full lifecycle and operating at a divisional level. Project(s) Based Responsibilities
Lead the project commercially whilst ensuring that the project delivery team has the correct commercial support. Interpret /understand the respective obligations, responsibilities and liabilities of the parties in contract, and provide advice/guidance to the site team, as appropriate.
Agree the schedule of services with all consultants working on the project, included but not limited to design specialists, direct consultant employees, statutory body advisors, commercial & project management consultants, project controls consultants & planning advisors.
Provide full commercial support at preconstruction stage (if required), compiling and agreeing pre tender estimates and assisting with cost options for any early design development.
Liaise with internal legal council to agree preferential terms of all construction / preconstruction contracts to ensure that the business if fully protected.
Support the design process through site prepared information to construction information for delivery.
Responsible, with the Project Director, for the preparation and production of all agreed reports to predetermined deadlines.
Management of the procurement of owner furnished contractor installed equipment.
Manage the process of procuring the General Contractor (GC), sub-contract and supplier orders and authorise in line with company procedures.
Maintain a positive cashflow position and manage / monitor all payments to directly contracted parties.
Compile internal cost reports detailing any variations to agreed budgets, further budget requirements, cashflows and outturn cost monitoring.
Maintain a strong relationship with the project delivery team and ensure that they have the correct level of commercial support to deliver the project successfully.
Compile and agree all contracts and consultancy agreements to execution stage.
Carry out interim valuations and agree certification values with the General Contractor and consultants monthly, or as per the agreed payment schedule.
Agree all Change directly with the General Contractor and issue Change notifications and instructions to maintain programme.

Drive value engineering options if applicable to achieve budgets as and when required.
Work closely with the project controls team to ensure that they are furnished with correct and accurate information.
Agree all final accounts and issue final account statements (or equivalent) as and when required as per the contract.
If applicable, resolve positively any contractual disputes whilst maintaining and protecting the business.
Ensure information is compliant with the Planning / Permitting requirements for the scheme.
Ensure that the project based commercial team are working towards and achieving relevant training, KPI management and personal growth plans as implemented.
Manage all project based commercial team administrational authorisation including but not limited to expenses sign off, travel authorisation, leave authorisation.

As the Senior Quantity Surveyor / Commercial lead you should be an accomplished presenter who has experience of creating and leading skilled multidisciplinary teams. Evidence of strong interpersonal and people management skills are essential. Ability to understand the wider picture while devoting attention to detail. You should be proactive, diligent, able and willing to think ahead.
Demonstrate commercial awareness, understanding and ability to protecting the company's interests whilst retaining relationships and company values. Key competencies typically include complex knowledge of contract documentation, ability to advise the delivery team on the contract responsibilities, contract documents, contract sum, and settlement adjustment. Risk management and a proactive approach to protect the companies' interests.
