Contracts Manager (main contractor) New Build residential – Croydon & surroundsMedium sized main contractor, looking to add an experienced contracts manager to the team – preferably from a stable main contracting background, with a track record of delivering new build residential schemes (traditional build & RC Frame) – projects can be low volume, high-spec developments to mixed use residential and commercial apartmentsSecured projects in Croydon, Sydenham and Chessington, overseeing 1-3 projects across various stages of construction; values between 1-7mMAIN RESPONSIBILITIESProject ManagementTo direct and coordinate all project activities, including overall responsibility for the performance of the assigned projectsTo manage multiple projects concurrentlyTo set, review and implement project strategyTo drive project strategy and progress by making necessary interventionsProgramming, using Project Commander software, to manage, review and update the following on an ongoing basis;– Long and short term construction programmesTo provide contractual and internal reportingTo create and manage documents eg IRS, CDP trackerTo manage changeTo prepare a site logistics and project execution plan, including review and implementationTo deliver design coordination and management where CDP is a requirement, such as subcontractor design, directly appointed design consultants, temporary worksPre construction activities– Programming, methodologies, logistics, scaffold schedules, etc– Interviews and presentationsTo lead the pre start and post completion processTo manage defects and post completion worksTo provide input to the Subcontract databaseTo set and maintain quality and service standardsPeople ManagementTo lead and manage team members to help them fulfil their roles, responsibilities and expectationsTo carry out appraisals, set objectives and provide mentoring or coaching to the teamTo be involved in team recruitmentTo manage the expectations of clients and the relationship with professional teamsTo manage the performance of subcontractors and trade operativesTo manage any contact with the general public as a result of project workMeetings – running and chairing internal and external team meetingsTo set and maintain a culture of quality and high standards on sitesTo engage in external business development to build relationships that help to proactively promote our servicesProactively work with Divisional Managers and Group support teamsTo understand the principals of commercial managementTo understand JCT contracts;– To manage projects in accordance with the contractual terms and conditions– To manage notifications, claims and disputesSHE (Safety, Health and Environment)ExperienceThe management of projects with a value of between 2M and 6MThe management of multiple projects running simultaneouslyUnderstanding and managing complex project informationManaging projects whose complexity require multiple processes and programme revisionsTechnical and construction knowledgeA relevant construction qualification eg)NVQ in Construction ManagementContemporary construction methods and detailingTraditional construction methods and detailingConservation and listed buildingsBasements and RC substructuresIndoor swimming pool constructionCompetency in the use of IT software packages including as a minimumOutlook, Word, Excel etcUse of document filing systemsProject CommanderPDF editing
