The PurposeIn order to achieve or exceed these plans, there is an urgent requirement for viable land, and it will be the role of the Regional Land Director to manage the Southern regionu2019s u00A0land portfolio, establish and maintain key relationships to ensure the region has a consistent flow of new land opportunities and sites coming through.
u00A0 This person will be operational in the identification and acquisition of appropriate new land and present these options to the Senior Leadership Team.This is by and large a remote role with an expectation of a minimum of 4-8 days in the office per month Naturally there will be a good amount of travel in order to execute the demands on the position.
The PersonNaturally, a knowledge and understanding of land transactions within a Southern territory is essential and you should have a demonstrable track record of securing sites of 100 units or more.
u00A0 A land expert, you should be highly proficient in forging and maintaining key relationships, have a clinical understanding of the transaction mechanism and the players therein together with superb negotiation skills to ensure priority acquisition targets are achieved.

u00A0 Currently a stand-alone role, is likely you will need to grow your team as momentum grows and with an increasing focus on internal promotion, career opportunities within the group will be strong.Key AccountabilitiesWork closely with the Managing Director and Regional Managing Director regarding the business units' requirements, forward planning, and site-specific focuses.
Developing and implementing the land acquisition strategy for the regionIdentifies potential development opportunities through a range of methods including thorough examination of statutory development plans, housing land audits, potential change of uses, liaising with agents and utilising an extensive contact base.
Maintain and expand the regionu2019s network of landowner and agent contacts.Negotiates favourable terms with landowners / agents.Influences the strategy and plans of the business by providing market information on the availability of land, site sizes, the number of potential sites, their location and value.
Manages relationships with relevant external bodies including architects, planning consultants and land agents.To work collaboratively with the Strategic Land and Regeneration land development team to maximise the identification of land opportunities and support the group wide strategic land strategy.
Initiates and oversees initial site assessments, ensuring they are completed efficiently and in line with our requirements.
Closely support the Pre-Construction team, including relevant external consultants, throughout the land appraisal and bid process and during planning applications.Provide Land Reports for regional and Business Unit board packs.Reappraise contracted land opportunities on a quarterly basis to maintain or exceed agreed margins prior to commencement.
Develop SMHu2019s own strategic land opportunities (such as land assemblies and options)Create and maintain a potential land abortive cost schedule.Benchmark land bid competitiveness with appropriate comparisons with the local land market and SMHu2019s own schemes.
Maintain knowledge and adhere to relevant Group Policies and Procedures, Legislation and Regulations.
