Job Description

We are seeking an experienced Residential Building Manager to oversee the day to day operation of a prestigious residential development in London.

The role requires a visible and hands on manager who can build strong relationships with residents, lead teams effectively and ensure high standards are maintained throughout the development.

Key Responsibilities:
  • Take overall responsibility for the day to day management and presentation of the residential development.
  • Ensure operational standards, procedures and service levels are consistently maintained.
  • Support the resolution of maintenance, technical, health & safety and operational issues.
  • Carry out regular building inspections, identifying areas requiring improvement and ensuring appropriate action is taken.
  • Support emergency situations and urgent operational matters where required.
  • Act as a senior point of contact for residents, providing a professional, visible and approachable management presence.
  • Maintain high standards of resident experience through proactive communication and engagement.
  • Manage escalated resident queries, complaints and service issues through to resolution.
  • Coordinate building communications, notices and resident updates.
  • Attend and support resident meetings, forums and engagement sessions where required.
  • Support the delivery of all relevant health & safety, fire safety and statutory compliance requirements.
  • Ensure building procedures, records, signage and resident-facing information remain accurate and compliant.
  • Develop, review and maintain Standard Operating Procedures (SOPs) for key operational and resident facing services.
  • Ensure relevant processes and procedures are understood and followed by the wider site team.
  • Report incidents appropriately and support insurance claims or investigations where required.
Person Specification:
  • Previous experience within residential property, estate or building management.
  • Experience within a high quality residential or mixed-use environment.
  • Good understanding of leasehold residential management, service charges and compliance requirements.
  • Experience managing external contractors and service providers.
  • Relevant property management qualification, or working towards one.
  • A recognised health & safety qualification such as IOSH Managing Safely.
Skills & Attributes:
  • Strong leadership and people management skills.
  • Excellent communication and resident facing experience.
  • Highly organised with the ability to manage multiple operational priorities.
  • Commercially aware with a good understanding of budgets and expenditure.
  • Confident dealing with residents, contractors and senior stakeholders.
  • Calm and professional when handling complaints, emergencies or challenging situations.
  • Proactive, solution focused and comfortable taking ownership.
  • Strong attention to detail with a commitment to maintaining high standards.
  • Flexible and willing to provide hands-on operational support when required.
