Property Paralegal

Location: Marlborough, Wiltshire

Salary: £35,000–£45,000, depending on experience, plus excellent benefits

Summit & Shore Recruitment is currently assisting with the search for an experienced Property Paralegal for an established specialist law firm based in Marlborough.

This is an excellent opportunity to join a supportive practice advising a longstanding client base that includes farming and landowning individuals, families and businesses. The work is predominantly commercial property and often involves complex rural, agricultural and wider business interests.

You will work closely with solicitors and partners, helping to progress a varied property caseload efficiently while maintaining an excellent standard of client care. You will also have the opportunity to manage straightforward matters under appropriate supervision.

Responsibilities

Your duties will include:

  • Opening new files, completing initial compliance checks and preparing client care documentation
  • Drafting contracts, leases, transfer documents, completion statements and routine correspondence
  • Ordering and reviewing searches, title documents, enquiries and commercial property forms
  • Liaising with clients, solicitors, agents, lenders, surveyors and the Land Registry
  • Managing important dates, monitoring transaction progress and providing regular client updates
  • Preparing matters for exchange and completion
  • Handling post-completion requirements and formalities
  • Managing a caseload of straightforward property matters under appropriate supervision
  • Supporting solicitors with more complex commercial, rural and agricultural property transactions
  • Maintaining accurate files in accordance with regulatory, professional and internal requirements
Skills and Experience

The successful candidate will ideally have:

  • Previous paralegal experience within commercial property, with at least 12 months’ experience preferred
  • A good understanding of freehold and leasehold sales, purchases and lettings
  • Experience preparing or reviewing contracts, leases, title documentation, searches, enquiries and commercial property forms
  • Confidence communicating with clients, solicitors, agents, lenders, surveyors and other professional advisers
  • Strong administrative and organisational skills, including file management, diary management and meeting deadlines
  • Experience using case management systems, the Land Registry portal and Microsoft Office
  • Excellent written and verbal communication skills
  • Strong attention to detail and a professional, proactive approach
  • The ability to manage multiple transactions and priorities effectively

Experience involving agricultural, rural, landed or other complex property interests would be particularly valuable. Exposure to commercial sales and acquisitions, leases, lease renewals, assignments or secured lending matters would also be beneficial.

Knowledge of Stamp Duty Land Tax requirements and Land Registry applications would be advantageous, as would progress towards a relevant professional qualification such as CILEX or CLC, completion of the LPC, or progression through the SQE route.
